This is a question our team hears daily, and while there’s no single “blanket” answer, there’s a simple formula you can use to make an informed decision. This guide will help you determine whether to repair your roof or go for a full replacement.

Before we dive in, here are two important truths to understand:

1. A “Band-Aid” fix is often possible. Most roofs can receive a temporary repair to buy you another 6-18 months. Just be aware that additional leaks might occur until the roof is fully replaced.
2. The true cost is the life cycle cost. This isn’t just what you pay on day one. For example, if your roof cost $10,000 to install but then had $2,500 in repairs over its lifetime, your total cost is $12,500. Divide that total by the number of years the roof was in place to get its annual life cycle cost. If that roof lasted 20 years, its life cycle cost was $625 per year.
