Why Are Metro Detroit Roofing Prices Increasing? Lock in Your Rate Before June 15th!

Yes, Metro Detroit roofing prices are climbing again! Over the past month, we’ve received notices from our key roofing manufacturers and suppliers that prices are being increased. This affects all roofing systems and components—it’s not just the shingles or flat roof membranes going up, but also the underlayments, screws, adhesives, trim metal, and everything else that builds your complete commercial or residential roofing system.

What You, the Metro Detroit Consumer, Should Expect

Based on the preliminary numbers provided to us by our suppliers and manufacturers, Macomb, Oakland, and Wayne County consumers should expect to see the overall cost of their roofing projects increase between 3% and 6%. (Some suppliers are announcing increases as high as 6–10% across product categories). This means if you had a roof or repair quoted in the past six months, you absolutely need to get it updated to reflect current market pricing.

Price Lock Alert: Act Before June 15, 2026!

These price increases go into effect here at Four Seasons Kanga Roof on June 15, 2026. If you have an open proposal for a project and can approve it prior to that date, you will be able to avoid this imminent price increase. We can then order the necessary products before the suppliers enforce the new, higher pricing. Our goal is to provide you as much time as possible to make an informed decision about your investment.

Keep in mind that most other roofing contractors in Macomb and Oakland Counties will have these price increases take effect much sooner, on June 1st. Due to our size and buying power here at Four Seasons Kanga Roof, we were able to negotiate an extension until June 15th for our clients, giving you an extra two weeks to secure your pricing.

What is Driving These Price Increases in Southeast Michigan?

There are a couple of factors contributing to these material cost increases from the manufacturers and suppliers. The single biggest driver is the sudden rise in the cost of oil. The impact of oil on roofing prices is twofold:

1. Petroleum-Based Products: Most roofing products, especially asphalt shingles and many flat roofing materials, are petroleum-based. As the price of oil rises, the cost of these key materials simultaneously increases.
2. Transportation Costs: Roofing products are heavy. Transporting them across the country and into the Metro Detroit area costs a significant amount in gas. When fuel costs rise by 25%–50%, the difference must be recouped, and suppliers pass those costs onto contractors, and ultimately, to you, the consumer.
