Can You Get a Leak-Free Guarantee on a 15-Year-Old Roof Repair in Metro Detroit?

October 15, 2026
Bill Burkhardt, Jr.

If your roof is 15 years old and suddenly springs a leak during a heavy Metro Detroit rainstorm, you’re probably facing a stressful dilemma. You call a few local roofing contractors, and most of them give you the exact same speech: “Well, your roof is 15 years old. It’s time for a full replacement.”

Or, if they do agree to patch it, they hand you a vague quote with zero guarantees—leaving you worrying whether the next storm will bring water dripping through your ceiling again.

As a homeowner, that is plain nerve-wracking. You’re stuck asking two massive questions:

  1. Can I find an honest contractor willing to actually repair my roof rather than just pressure me into a $15,000+ total replacement?
  2. If I pay for a repair, how do I know it will actually fix the problem? Because the only thing worse than paying for a roof repair is paying for it twice when the first contractor failed to do it right.

At Four Seasons Kanga Roof, we believe in total transparency and standing behind our work. So, can you really put a 100% Leak-Free Guarantee on a 15-year-old roof repair?

Absolutely. We will, without a doubt, guarantee our repair for one full year, no questions asked.

Here is how we do it, why other contractors refuse to do it, and what Metro Detroit homeowners need to know before spending a single dollar on roof repairs.

Why Most Roofing Contractors Won’t Guarantee Repairs

Roof repairs have a reputation in the construction industry for being tricky. According to the National Roofing Contractors Association (NRCA), water can travel significant distances along roof decking, rafters, and underlayment before finally manifesting as a ceiling stain inside your home.

Because water takes the path of least resistance, many roofers simply arrive, stand on the driveway, glance up at the roof, guess where the leak might be coming from, and slap down a dab of caulk or a quick shingle patch. When the roof leaks again during the next storm, they throw their hands up and say, “Hey, it’s an old roof, what did you expect?”

Industry leaders like GAF and CertainTeed emphasize that asphalt shingles are part of a complete, integrated roofing system. Patching the surface without diagnosing the underlying moisture barrier, flashing, or ventilation often fails.

We refuse to operate on guesswork.

The Kanga Roof Difference: Deep Diagnostic Inspections

The reason we are confident enough to offer a 1-Year Leak-Free Guarantee on an aging roof is simple: our team.

We don’t just show up, look at your house from the ground, and text you an estimate. On every repair visit in Metro Detroit, our trained technicians perform a detailed, deep diagnostic inspection of your entire roofing system.

“Our team is trained that they can’t just say ‘we think we got it.’ They have to know and prove that they’ve identified the exact source of the leak before we perform the repair.” — Bill Burkhardt, Jr.

By pinpointing the root cause—whether it’s failing pipe boot flashing, compromised step flashing around a chimney, wind-driven shingle damage, or ice dam intrusion—we fix the actual issue using premium materials specified by top manufacturers such as Elevate and Carlyle Roofing Products.

Once our technicians identify and solve the root cause, we make a commitment to you.
